Seller’s Closing Costs

A list of approximate costs a seller can expect to incur during the home selling process.


Pre-Condition Removal Costs

  • Septic tank pumping & report (if applicable): Approximately $500.

 

Post-Condition Removal Costs

  • Lawyer Fees: Approximately $1500.

  • Mortgage Discharge Fees: Speak to your mortgage broker about this.

  • REALTOR® Commission: Your agent will go over a form with you that discloses the exact commission you will pay on the sale of your home.

  • Property Taxes: Paid yearly to your municipal or rural tax office for each property to fund services in your area. Pro-rated by your lawyer depending on your closing date.

 

  • Moving Costs: Packing supplies, movers and/or truck rentals, utility hook-up fees, telephone number change fees, etc.

 

On a $500,000 sale, your approximate closing costs would be $20,500, depending on your mortgage discharge fees.
